Stayed at the hotel w/c: 20th June, as had to attend my office for 1 week due to staff holidays, my role is normally external. Found the owners very warm and friendly and willing to help whatever the circumstances. Room was very comfortable with lovely en-suite bathroom and additional hand basin in my bedroom. Was very clean and quiet and made my week much easier, knowing that it was almost home from home. Would highly recommend for families on holiday or a short break. Breakfast personally cooked by Ray, one of the owners was excellent.

Raymond & Carol the guest house hosts / owner are very friendly & helpful & made us feel really welcome to stay in their lovely home, fantastic location as free parking just outside & opposite the beatiful gardens & beach. Great breakfast too.
We had a tiny room right up in the eves of the Guest house with no view which was a shame but nothing we didnt like we would have just prefered a bigger room or a room with a view but it wouldnt stop us returning there.

This place is clean and charming, and the staff are friendly 😊. the rooms are bright and quite spacious, with a shared bathroom, tea-making facilities, and a TV. the location is stunning, just a short walk to Hastings pier.

Had a "snall family room" which was bigger than many family hotel rooms I have stayed in. Breakfast excellent. Near sea and ornamental gardens, Near a small row of shops and main bus route,Plenty of parking.Owners exceptionally friendly and helpful very good with my Grandson who is 4 years old.

The friendliness of the owners, made you feel at home. Lovely breakfasts, clean bed linen and a general cleanliness in the whole of the Rutland Guest House, Would recommend this guest house as the location is excellent, right opposite the sea front and esplanade. Would most definitely stay again, as access to other resorts was excellent. We were able to leave our car parked directly outside the Rutland for convenience.
The tv set could definitely do with an upgrade, only 4 channels,

Everything is excellent, I truly enjoyed fantastic room and beautiful location. The breakfast is delicious and tasty with nice garden view, has YUMMY food. The staff are nice as well as the host.

The property is appealing and comfy. the staff is amiable. the breakfast is delicious and vegan with a wrapped roll, there’s an option for each taste. the hotel has a particularly good location on a slope. the hotel is near to the sea and has easy car parking.

This was the first place we stayed after being in London so the B&B was charming. Our room was small and not air conditioned but with the window open we slept well. The English breakfast was wonderfu.l
It was a little hard to get to without having a car. We did manage but we had a healthy walk from the bus/train station.

Very very friendly and nicely laid out guest house. Really nice breckfast with real porridge, which was perfect as we were running the Hastings Half marathon that morning.
Loved everything with the small exception of the bed being a little too soft for my over picky taste. Other than that perfect.
